> Kåreholms egendom is a historic manor on Slätbaken bay on Vikbolandet. How to apply for a home with a private landlord in the countryside and what to ask.

Kåreholms egendom (the Kåreholm estate) is the Kåreholm manor on Slätbaken bay in Norrköping municipality, on Vikbolandet. If you want to rent a home on a manor estate like Kåreholm, you apply directly to the landlord, so it pays to watch the ads and write an application that stands out.

## Where is Kåreholms egendom?

Kåreholm is a manor house in Rönö parish, on the Kåreholmsviken inlet of Slätbaken. Rönö is one of the parishes on Vikbolandet, the peninsula that juts out into the Baltic Sea between Bråviken to the north and Slätbaken to the south. So this is not an option if you want to walk to work in the city centre or cycle to Campus Norrköping. It is countryside living, where a car in practice often becomes part of everyday life. Work out the travel time to your workplace or school yourself before you apply.

## The manor in brief

In 1792 Johan Gabriel Oxenstierna inherited a number of farms, among them Kårehatt, which he rebuilt into a manor (säteri) and renamed Kåreholm. The current brick main building was built in 1823 and the wing in 1833. In the 1830s and 1840s an orangery, barn, stables, smithy and boathouse were added. The boathouse and the smithy are part of the listed building, and the smithy has since been converted into a home. Source: [Wikipedia](https://sv.wikipedia.org/wiki/K%C3%A5reholm).

## Renting a home at Kåreholms egendom

On a manor estate like Kåreholm, supply is small. Homes may be converted farm buildings, wings or farms belonging to the estate, and they rarely become vacant. A private landlord chooses their own tenants among those who get in touch.

Always check in the ad who the landlord is, what the home costs, how big it is and what kind of lease is offered. Ask about anything unclear before you accept.

## Cold rent: expect extra costs

Ask whether the rent is kallhyra (cold rent) or varmhyra (warm rent). Cold rent means heating and water are not included, while warm rent includes them. In an older house in the countryside, heating can be a significant cost, especially in winter. Ask what previous tenants paid for heating, electricity and water per year, and how the house is heated.

## How to apply for a home at Kåreholms egendom

With a private landlord, your application is what decides. Here is how to make a strong application to a private landlord:

1. **Introduce yourself concretely.** Who will live in the home, what you do for work, and why you want to move to Vikbolandet.
2. **Show your finances.** Have your employment contract or payslips ready, and expect the landlord may run a credit check.
3. **Explain how you will get to work.** In the countryside, the landlord will want to know you have thought the commute through.
4. **Ask the questions you need answered.** Heating, water, waste collection, snow clearing, and what comes with any garage and outbuildings.

## Ask for a written lease

If you rent a home, the rules on tenancy in chapter 12 of the Land Code (jordabalken) apply. Under chapter 12, section 2, the lease must be put in writing if the landlord or the tenant asks for it. Ask for it, and make sure the lease states clearly what the rent includes and what you pay yourself. The legal text is available from [the Riksdag](https://www.riksdagen.se/sv/dokument-och-lagar/dokument/svensk-forfattningssamling/jordabalk-1970994_sfs-1970-994/). If you have questions about your rights as a tenant, [Hyresgästföreningen](https://www.hyresgastforeningen.se/) (the Swedish Union of Tenants) can help.

## Does country living suit you?

Kåreholms egendom suits you if you want to live near the water in a historic setting and can handle a longer commute. If you are instead looking for a flat close to the centre, schools and public transport, the large landlords and the housing queue in Norrköping are the way to go, and it pays to join the queue as early as possible.
